Honest caveat: if you hold significant assets at a bank, its relationship pricing can occasionally beat the wholesale market. Bring the Loan Estimate over — if the bank wins on your file, you will be told to take it.

Why wholesale pricing is structurally different.

Retail carries overhead

A retail lender pays for branches, national advertising, and a large in-house sales force. That cost has to be recovered somewhere, and it is recovered in the rate sheet you are shown.

Wholesale outsources origination

Wholesale lenders let brokers do the origination work and price accordingly. They compete for broker business daily, which means their pricing has to stay sharp or the volume goes elsewhere.

Competition happens per file

Lender A may win on a 780-score jumbo while lender B wins on a 660-score FHA on the same day. A broker sees both. A bank only ever quotes itself.

Read the fine print

How to compare two Loan Estimates without getting fooled.

Use this on Sree too. The advice only works if it survives being applied to the person giving it.

  • Compare the same lock period. A 15-day quote against a 45-day quote is not a comparison.
  • Look at points and lender credits, not just the rate. Page 2, section A. A rate half a point lower can cost thousands up front.
  • Check the loan type and term match. A 7/6 ARM will always undercut a 30-year fixed. Different product, different risk.
  • Ignore taxes and insurance when comparing lenders. Those are the same wherever you borrow — some quotes lowball them to shrink the payment.
  • Read section B, services you cannot shop for. Underwriting and origination fees vary far more than people expect.
  • Ask what is not on the page. Escrow waiver fees, MI structure, and prepayment terms on non-QM products all matter.
